Idyllic Investment Amid Bay Of Dunes Beauty

A plan for 16 fabulous new homes is set to come together in one of the UK’s most celebrated locations. Planning permission for the development of exclusive, high end properties set in more than three acres of land at Treloyhan Manor Park was granted in May 2015, with this attractive opportunity now being released on to the market.

St Ives Bay on the Atlantic coast of North-West Cornwall, is in the form of a shallow crescent, some four miles across between St Ives, in the west and Godrevy Head in the east. As well as being a surfers’ paradise it has a true Mediterranean feel about it with its maze of narrow streets and alleyways, crescent shaped beaches and golden sands.

The Treloyhan Manor Park development is set within part of the extensive grounds of the Treloyhan Manor Hotel. This magnificent ocean scene location overlooking St Ives Bay within the most exclusive residential area of St Ives, really does offer up a rare occurrence. The plan includes permission for eleven detached houses of up to 3,100 square feet and a terrace of five large cottages of up to 1,600 square feet. The hotel has access to Hain Walk, leading down to Porthminster Beach and the award winning Porthminster Café seafood restaurant, as well as being a short walk from both the town and harbour.

When complete, the detached houses could be worth around £1 million and the cottages in excess of £500,000, depending on the final designs. Some nearby houses fall into the £1 million to £2 million price range. The money raised from selling the land is set to be reinvested in renovating the 19th century Treloyhan Manor Hotel on the same site, protecting more than 30 jobs. Hotel owners, Christian Guild, plan to use the money raised to recreate the original Victorian style conservatory. The scheme will create a new entrance and drive-way up to the hotel with views over the attractive coastline.

The foundation of Christian Guild was to provide holidays within a Christian environment, and today the hotels welcome guests from across the UK, Europe and beyond and aim to create a relaxing, enjoyable holiday for all.

Further improvements to the interiors with a refurbishment and reconfiguration of the accommodation, together with five new self-catering hotel cottages will ensure the hotel remains attractive to tourists and visitors. Christian Guild has agreed to offer all 16 plots for sale either as individual single plots, or the entire development site could be sold to a single bidder and the agents are seeking unconditional bids on an informal tender basis.

Elizabeth Gibson-Flowith of residential development land agents, Jon Flowith & Partners, who is marketing the scheme said: “The location of the Treloyhan Manor Park development is simply the best address in St Ives where near-by houses fall into the £1 million to £2 million price range and it represents a unique opportunity to create some outstanding homes.

“Throughout the planning process Christian Guild have been approached by developers and people keen to find out how they can secure the opportunity. With St Ives being in the spotlight as a result of the outcome of the local neighbourhood plan we are anticipating interest from a number of parties since the Treloyhan Manor Park development is unaffected by this proposal.”

The UK as a whole has seen a steep rise in the number of foreign tourists recently, with a record 36.1 million visits recorded last year alone. Artisan food makers and prestigious attractions such as the Lost Gardens of Heligan, the Eden Project, Tate Gallery, Minack Theatre and the Maritime Museum, are what make Cornwall so popular. Add to this, the weather, lifestyle, beaches, coastline charismatic countryside, exceptional restaurants, antiquities and festivals, and you have the perfect mix.
There is a marketing pack with full details on the proposed scheme including the site layout, planning guidelines and size of properties agreed in the outline planning stage. The house designs will still need to be approved. The deadline for offers is 27th October 2016.

The pack can be obtained by sending a cheque for £48 made payable to Christian Guild at Christian Guild, 2nd Floor Building 10, Cromford Mill, Matlock, DE4 3RQ.
